Plant Prefab Junior ADU Conversion: The Riverside Owner’s Guide
If your Plant Prefab junior ADU conversion part has failed or is showing wear, we stock the compatible replacement components and install them throughout Riverside for a typical range of $450 to $1,850 depending on the part and your unit’s series. Most swap-outs take under two hours once we’re on site, and we carry the common failure items on the truck so you’re not waiting on a backorder. Homeowners usually discover the problem the hard way: a door that won’t seal, a panel that’s delaminating at the seam, or a window that’s suddenly fogging between the panes. By the time it’s visible, the fix is rarely just cosmetic.
We’re an independent Riverside contractor, not affiliated with Plant Prefab, but we build with their units and know where the conversion components tend to fail first in our dry, hot climate. More on that below.
Which Plant Prefab Models This Applies To

Plant Prefab builds their ADU lines as modular systems, which means the junior ADU conversion parts aren’t one-size-fits-all. The components that fail most often – door thresholds, window sealing assemblies, wall panel connectors, and the transition flashing where the prefab module meets the site-built foundation – vary by series. The LivingHome series (the custom line) uses different panel joinery than the Plant Prefab ADU series, which is more standardized. If you’re not sure which one you have, check the placard inside the electrical panel or on the frame near the entry door; the model designation is printed right there.
Here’s the compatibility gotcha we see in Riverside: the original Plant Prefab weather barrier and seam tape on earlier ADU series units degrades faster in our UV exposure than the manufacturer’s general lifespan estimate suggests. We’ve replaced seam components on units as young as five years in the hotter Riverside microclimates, especially where the west-facing wall gets full afternoon sun. When we match a part, we measure the actual installed dimension rather than trusting the series spec – thermal cycling shifts panels by a few millimeters over time, and a “direct replacement” that’s off by even that much won’t seat correctly. We’ll always quote the OEM part, and we’re honest when a quality aftermarket equivalent will perform better for less money in Riverside’s specific conditions.
We also stock conversion parts for Abodu, Cover, and Dvele units, so if you’ve got multiple prefab structures on your property, we can handle them in the same visit.
Signs Your Plant Prefab Junior ADU Conversion Is Failing
- Visible gaps or daylight at the wall-to-floor transition. The prefab module settles slightly over Riverside’s expansive soils, and the original transition gasket compresses or tears. Once daylight shows, moisture and bugs follow. This is the most common call we get.
- Fogging or condensation between window panes. The insulated glass seal has failed. In Riverside’s temperature swings – hot days, cool nights – a failed seal shows up fast because the trapped air expands and contracts aggressively.
- Door that drags or won’t latch cleanly. Settlement again, usually at the hinge corner. If the door rubs at the top of the latch side, the module corner has shifted, and adjusting the door won’t fix it long-term. The conversion threshold needs to be re-seated or replaced.
- Peeling seam tape or visible cracking at panel joints. Riverside’s UV exposure embrittles the original exterior seam materials. Once the seam cracks, water gets behind the panel and the rot clock starts.
- Musty smell inside the unit after rain. By the time you smell it, water’s been getting in for weeks at minimum. We trace it to the source – usually a failed gasket or seam – and quote the full repair, not just the symptom.
Replacement Cost & What’s Included

Here’s what a Plant Prefab junior ADU conversion part replacement costs in Riverside, installed:
- Transition gasket or threshold assembly: $450 – $750 installed
- Window insulated glass unit (IGU) replacement: $600 – $1,100 installed per window
- Exterior seam re-taping and sealing (per wall section): $800 – $1,400 installed
- Door re-seat with new conversion threshold: $650 – $950 installed
- Full corner settlement correction (panel re-alignment): $1,200 – $1,850 installed
The range depends on your unit’s series, whether we’re matching OEM or a better-fit aftermarket part, and the condition of the surrounding materials. If the framing behind a failed gasket is soft, that’s additional work we’ll photograph and quote before touching it – never after. Every quote includes the part, the labor, disposal of the old component, and a written line-item breakdown before we start. The whole job is covered by our 365-Day Done Right Promise: if the replacement fails within a year, we come back and make it right, in writing, no charge.
DIY or Call Us?
Some things you can check yourself without risk. You can visually inspect the seam tape around your panel joints, run a hand along the threshold to feel for gaps, and look for daylight under the door. What you shouldn’t do is attempt to remove a failed window IGU, re-tension door hardware, or pull back the exterior cladding to access a gasket. Prefab units are engineered systems where the cladding, weather barrier, and structural panel are integrated – cutting into one layer without knowing how the others load-share is how a $700 fix becomes a $3,000 repair. Safety matters here, not just quality: a sealed IGU under the Riverside sun stores real energy, and the panel tolerances on Plant Prefab units are tight enough that improvisation shows up as a leak within a season.
If you’re not sure, call us at (831) 231-0809 and describe what you’re seeing. We’ll tell you over the phone whether it’s worth a service call or something you can watch for another season. No charge for the conversation, and we won’t book a job you don’t need.
FAQs

In Riverside’s climate, most conversion gaskets and exterior seam materials last 5 to 8 years before UV breakdown becomes visible, while insulated glass units typically fail between 10 and 15 years. Units with west- or south-facing walls in the hotter Riverside neighborhoods tend to hit the shorter end of those ranges, and we factor that into our recommendations. Call (831) 231-0809 if your unit is in that age window and you want us to inspect before a visible failure starts.
Sometimes, but rarely for less money. We can patch a small seam crack or re-seat a threshold if the underlying material is still solid, but once a gasket compresses or an IGU seal fails, it’s done. Riverside’s UV and temperature swings don’t give partial repairs much runway, and we’d rather tell you that upfront than sell you a patch that leaks again next spring. We’ll quote both options when a repair is genuinely viable, and the free estimate covers the inspection either way.
Most single-part replacements – a threshold, a window IGU, or one wall’s seam work – take 1 to 3 hours on site. We’ll confirm a specific arrival window when you book, and a real person answers the phone around the clock if you need to adjust it. You’ll get a written price before we start and a digital invoice at the end, payable by link.
We keep the most common failure items on the truck: transition gaskets, thresholds, and seam materials for the ADU series units. For less common parts, we order directly and get most pieces to Riverside within 3 to 5 business days. If your part’s on backorder, we’ll tell you before you book anything, and we can usually source an equivalent aftermarket component that performs as well or better in our climate. Call (831) 231-0809 with your unit’s model number and we’ll confirm stock on the spot.
Put it in writing before you pick up a shovel – that’s not distrust, that’s just how a good job starts. Call (831) 231-0809 to schedule your free estimate. Troy Eastman will walk the unit with you, name the price, and hand you the scope in writing before any work gets scheduled.
