James Hardie Junior ADU Conversion: The Riverside Owner’s Guide
We stock and install James Hardie-compatible siding, trim, and weather-barrier parts for junior ADU conversions across Riverside, with most replacement projects running $2,800 to $6,500 installed depending on square footage and how much rot or water damage we find underneath. Most owners in Riverside discover the problem the same way: a soft spot under a window, bubbling paint near the roofline, or a gap that wasn’t there last summer. The good news is we carry the most common James Hardie lap siding profiles, HardieTrim boards, and joint flashing on our trucks, so a lot of these swaps happen in a single visit.
Which James Hardie Models This Applies To

Junior ADUs in Riverside are typically built with HardiePlank lap siding (5/16″ thick, 6¼” or 8¼” exposure) or HardiePanel vertical siding (4’x8′, 4’x9′, or 4’x10′ sheets), with HardieTrim boards at corners and window surrounds. If your JADU conversion was completed in the last ten years, you’re almost certainly working with HZ10 or HZ5-series product, not the older Cemplank line that James Hardie discontinued years ago. Here’s the compatibility gotcha we run into constantly in Riverside: newer HardiePlank has a slightly different edge profile than the pre-2015 runs, so patching an older wall with fresh stock can leave a visible seam if the installer doesn’t know to gang-match the reveals. We do. And we always check the stamped code on the back of an existing board before quoting, because guessing here costs you money.
On the OEM versus aftermarket question: for James Hardie specifically, we almost always recommend factory product. The aftermarket fiber-cement options don’t hold paint the same way, and Hardie’s proprietary ColorPlus finish has no true equivalent. For touch-up caulk, flashing, and housewrap, quality aftermarket brands like HydroGap and Vycor do the job well and save you a few hundred dollars. We’ll tell you which parts justify factory pricing and which don’t, in writing, before we start.
Signs Your James Hardie Junior ADU Conversion Is Failing
- Bubbling or peeling paint near the bottom course. This usually means water is wicking up from grade contact. Riverside’s irrigation-heavy summers push moisture into any board sitting closer than 2″ to soil, and Hardie fiber cement will absorb it over time.
- Soft spots under windows or at door thresholds. Flashing was either omitted or installed flat against the sheathing. Water gets behind the siding and rots the framing behind it. The siding isn’t always the failed part; it’s the part that shows the damage first.
- Gaps opening at butt joints. Hardie requires a 1/8″ gap at every joint with proper flashing behind it. When caulk dries and fails, Riverside’s hot afternoon sun expands boards just enough to make old joints walk.
- Cracks at fastener heads or popped nails. Fiber cement is unforgiving with improper fasteners. If a previous installer used roofing nails instead of siding nails or drove too deep, the board will telegraph every stud with hairline cracks within a few seasons.
- Chalky, faded ColorPlus finish that won’t clean up. The factory finish has a real lifespan in Riverside’s UV exposure. Once it’s chalked down to the base coat, painting over it without proper prep just buys you eighteen months. We see this a lot on south- and west-facing JADU walls.
Replacement Cost & What’s Included
For a typical Riverside junior ADU of 400 to 600 square feet, replacing failed Hardie siding on one or two elevations runs $2,800 to $6,500 fully installed. The spread comes down to three things: how much framing repair is needed behind the boards, whether you have factory-finished ColorPlus product or field-painted boards that need full repainting after install, and whether we’re working on a single-story JADU or one with a second-story condition requiring scaffolding. Line items are simple: materials at our cost plus 15%, labor at $72 per hour per technician, and a disposal fee of roughly $180 to $240 depending on the dump run. Every quote is written before we start. If rot behind the siding expands the scope, you’ll approve the change in writing before we touch it. The work is covered by our 365-Day Done Right Promise: if anything we replaced fails within a year, we make it right at no cost.
DIY or Call Us?
Fiber cement siding replacement is not a high-tension spring or a live electrical panel. It won’t kill you if you try it yourself. But there’s a big difference between swapping one board and doing it right. Cutting Hardie generates silica dust, which you don’t want in your lungs without proper PPE. Getting the flashing details wrong means you’ll be back in the same spot next spring. And matching existing paint on sun-faded fiber cement is genuinely hard. What you can safely do: caulk minor hairline gaps with a quality polyurethane sealant, keep sprinklers from spraying the siding, and check for termite tubes at the foundation line. What you shouldn’t do: pull boards off a wet wall and hope the framing’s fine. It usually isn’t. If you want to talk it through first, call Troy and the crew at (831) 231-0809. We’ll tell you honestly if it’s a job for us or a Saturday project for you.
FAQs

Factory ColorPlus product holds up 15 to 20 years on Riverside’s east- and north-facing walls, but south- and west-facing exposures with full afternoon sun often need repainting within 10 to 12 years. The fiber cement itself won’t rot, but the finish will degrade faster than you expect, and water intrusion at failed joints shortens the real-world life of the wall assembly. Call (831) 231-0809 if you want us to walk your JADU and give you a straight answer about what’s left in your siding.
Most Riverside JADUs we see need a targeted repair: remove the failed boards, fix any framing behind them, replace flashing, install new product, and repaint or factory-match. Full-wall replacement generally only makes sense when the water intrusion has gone unchecked long enough to compromise multiple stud bays. We’ll tell you which situation you have after one look, and the estimate is free.
Most single-wall James Hardie repairs in Riverside take one to two days from tear-out to final paint touch-up. If framing replacement is involved, add a day. You’ll have a written schedule before we start, and we send photos before and after each phase.
We stock the most common HardiePlank profiles, HardieTrim boards, joint flashing, and compatible sealants in our Riverside trucks and our local supply yard. For specialty widths or ColorPlus custom colors, we can usually have material in hand within three to five business days. Call (831) 231-0809 and we’ll verify stock for your exact profile while you’re on the phone.
If the siding on your junior ADU is starting to show its age, don’t wait until the framing behind it turns to mulch. We serve Riverside with written quotes, background-checked uniformed technicians, and work backed by our 365-Day Done Right Promise. Benson ADU Riverside is an independent service provider and not affiliated with James Hardie. We’re authorized to build with their materials and we stock replacement parts, but we answer to you, not the brand.
Call (831) 231-0809 to schedule your free estimate. We’ll put the price in writing before you pick up a shovel, because that’s just how a good job starts.
